More Exposure - From newsprint to real estate ad books in full color to internet exposure, I have all bases covered on media advertising.   I leave full color brochures highlighting the most especial features of your property.  As a member of WRIST and the Dayton Area Multiple Listing Services, any REALTOR who belongs to either of these organizations will see your property is for sale.  These multiple listing services cover areas that include south of Dayton, north of Bellefontaine, east of Springfield, and west to Darke County.

Driving neighborhoods.

Checking Garden Gate Realty company listings.

Searching ALL real estate offices listings - I can show you ANY real estate offices listings.  As members of two multiple listing services, I have access to ALL REALTOR listed homes for sale.

Calling for sale by owners.

Previewing homes which may fit your needs.

TERMS USED IN REAL ESTATE

While buying or selling real estate, you hear many new terms.  To help prepare you, I've listed some of the more common ones.  One of my responsibilities is to make your real estate experience as stress-free as possible.  I hope this page informs and helps you.  If at ANY TIME you don't understand a term or any part of the process, just ask.  I'll be more than happy to address your questions or concerns.

 

Agent:  An individual who represents  a seller, buyer, or both in the purchase or sale of real estate.  Joyce Lightner is an agent.

Agency:  A relationship in which a licensee represents another person in a real estate transaction as their agent.

Brokerage:  A corporation, partnership, association, or sole proprietor issued a broker's license.  Garden Gate Realty is a brokerage.

Closing:  The time, place, and act of sitting down usually at an attorneys, title company or mortgage bank and signing the final paperwork to finalize a real estate transaction.

Closing costs:  Separate from the down payment, these charges are paid at the time of closing.  Usually, this term applies to the costs associated with obtaining a mortgage, attorney fees, and title company costs.

Contingency:  A condition of a sale.  For example, a buyer may purchase a property on the contingency or condition that they obtain financing or receive satisfactory inspection results.  Another typical contingency is when a buyer makes an offer to purchase a property on the condition they sell
